What is Property Management?

Property management is the operation, control and oversight of real estate on behalf of the owner — covering tenant relations, rent collection, maintenance, repairs and regulatory compliance, usually performed by a professional firm for a fee.

Management fees typically run 4–10% of collected rent for residential properties, lower for large commercial portfolios. Additional charges may apply for leasing (often one month's rent), renovations and out-of-hours emergencies.

Good property management is the difference between a passive investment and a second job. A capable manager keeps vacancy low, screens tenants thoroughly, controls maintenance costs and keeps the owner compliant with rapidly changing tenancy law.

Example

A four-flat residential building earning CHF 96,000 rent per year pays its manager 6% (CHF 5,760) plus one month's rent for each new lease — a small price for hands-off ownership.
